54 Foreclosures in our little town?

Ok, with 54 foreclosures in this little town of Franklin it would appear to be the time to buy.  Banks are taking much less than what was owed to them and much less than asking price.  I wrote an offer for half of what the bank was offering it for sale and they took it.  Homes and properties are getting to be such a great deal right now that the time to buy really is now.

Water shortage? Not in the mountains!

Yet another benefit of living in the mountains.  We have water, no it's not been coming from the sky (that kind has been pretty scarce here too) but from the mountains.  We are fortunate the mountains provide fresh springs, streams & rivers in abundance.  This summer there has been no shortage of swimming, canoeing, rafting, swimming and fishing for yes, it's hot here too (maybe not as hot but still hot).  Everyday something brings to mind just how fortunate I am to live here.

My name is Sherry and I would love to help you find real estate in the Franklin area.

For the last 12 years I have been helping people from first time home buyers to seasoned investors find family & vacation homes and invest their futures.  The last 7 has been spent as co-owner/broker of EXIT Smokey Mountain Realty and I have enjoyed the benefits of building a company based on making clients for life, many of whom are now my friends.  I can help you find your home whether you are looking for a mountain cabin to use as a second/retirement/vacation home, a year round residence or that perfect piece of NC property.  Our small community of Franklin, NC is the County seat for Macon and encompasses Otto, Nantahala & Highlands, NC.  We are centrally located 60 miles from Asheville, NC, 30 miles from Waynesville, NC.

I am a native to the mountains around Franklin, NC, have been married to my high school sweetheart for 23 years and we have 3 great kids.  I feel the world is a big classroom/obstacle course/playground and I want to learn, jump, run and slide with great enjoyment.  Come join me and let’s make your mountain home a reality.

More Like It Used To Be

My husband said today "Isn't the weather more like it used to be"?  I hadn't thought much about it til then but...he's right it is more like it used to be.  When I was growing up here I remember sometimes it rained for days (or so it seemed to a child who wanted to be outside in the woods or on the river every second).  Whoever said "April showers bring May flowers" didn't grow up in the mountains of Western Carolina.  We are now well into May and it has rained no not days on end but every afternoon.  Truly it's nice to look forward to the afternoon break (unless you are a kid of course) as I'm sure that feeling I had as a kid still stands today.  I do not know the stats neither then nor now but I do know we are not in a drought nor flooding.  As back then the weather here in the mountains is just about like everything else here just about perfect.  And real estate you ask well that too.  We are around the 2005-2006 prices which in my opinion makes it just about the perfect time to buy too!Laughing

Franklin, NC receives Appalachian Trail Community Designation

Hikers of the AT are starting to find Franklin!! On March 23, 2010 a proclamation was signed making Franklin was the first Southern Region Appalachian Trail Community.  Franklin has become more hiker friendly in the last couple of years expanding to motels, restaurants and just plain helpful, friendly people.  Franklin is the second town that hikers will come to if they started out at the beginning of the trail in Georgia.  I would think at that point a bed, good meal and friendly, helpful people would be a welcomed site.

Winter is a mixed bag in the mountains!!

This winter has truly been a mixed bag in the mountains.  While many of us have enjoyed skiing, snowboarding & sledding many of us have also endured power outages, slick roads and fallen trees among other obstacles.   Winter can be a tricky time to live in the mountains but it sure is worth it.  The beauty of the snow falling (and laying) is truly difficult to describe.  If you are someone who has never visited Franklin or seen snow in the mountains it is time for you to visit

Real Esate in the Mountains & Winter!!

Winter is the perfect time to look at real estate in the mountains.  I know it's cold (yes it is) but it's also beautiful and more importantly prices are down in the winter (even more so this year) and with the leaves off the trees you can actually see how the land lays (and if you have any neighbors).  Some people that purchase their home in the summer have been surprised by what they couldn't see when the leaves were on well....now they can.  So while it may be cold, the beauty, prices & views of winter make this the perfect time to look at purchasing a mountain home and what better area than the surrounding area of Franklin, NC.  Feel free to call Sherry at 828.421.1225, e-mail: Sherry@exitsells.com or visit http://www.franklinnative.com/

Our small town really knows how to celebrate Independence Day!  The 4th of July Fireworks & Fun Day will be held at the Macon County Veterans Memorial Recreation Park just south of Franklin, NC off US 441 on Saturday, July 4. Activities begin at 11am and conclude around 9:30pm with the largest fireworks display in the area.  Numerous bands will be playing throughout the day including Frog Town 4, Rye Holler Boys, The Loose Cannons, Brian Sanders, Touch of Class along with others. With great food, games and fun for all ages (and don't forget a swim suit to cool off in the creek) we are looking forward to seeing old friends and meeting new ones.

Well I wouldn't go as far as say that swine flu is another reason to buy and live in a home in or around Franklin, NC but chalk it up to going in the right direction.  While swine flu may not be a reason to live in the Mountains of Western NC there ARE some really good ones:

  1. Traffic-we have around 10 traffic lights in the whole town.  Traffic jams we really don't know the meaning of those.  The only fingers you get waving at you here are of the friendly nature.
  2. No lines-even in the best restaurants you will rarely experience a wait of any kind (never mind need a reservation). Want to go see a movie? Go play at the Fun Factory? History or Tartans museum?  Nope no lines there either.
  3. Clean air-come to the mountains, take a deep breath and smell fresh clean air.  It is amazing.
  4. Views-to wake up every morning and look out your window or door, while your driving around or sitting on your porch truly the views in my opinion get no better.

While I could go on&on, fishing, wildlife, lakes, streams, waterfalls, hiking.......I feel I've made my point.  No swine flu is not the reason to think of moving to the mountains but just another added benefit to less people more wildlife and a little elbow room.

The environmental group, Wild South, plans to sue the Macon County Airport Authority and other parties involved in the proposed extension of the runway siting they have violated the National Historic Preservation Act by ignoring the archaeological significance of the airport site.  Indian artifacts were discoved as the digging started for the extension a few years ago and work immediately stopped while a study was done.  The group is also contending that the Endangered Species Act along with the National Environmental Policy Act were violated claiming endangerment to species in both the Iotla Creek & Little Tennessee River by runoff from the extension.  To read more of the ensuring law suit click HERE.
